Vanmar Properties ("we," "us") operates vanmarproperties.com. This policy explains what we collect through this site and through our advertising, and how we use it. It doesn't cover the independently operated websites of our sister companies, Vanmar Lending and Vanmar Executive Suites.
Information we collect
Our contact form collects your first and last name, email, phone (optional), and what you're interested in (buying, selling, valuation, etc.). That form doesn't send data to a server. Submitting it opens an email addressed to Carlos@vanmarproperties.com (cc'd to kmartinez@vanmarlending.com) in your own email application, pre-filled with what you entered. Nothing is transmitted unless you actually send that email yourself.
This page also fetches a small amount of non-personal configuration data (site-wide announcements, MLS search links) from our own systems. That request carries no personal information.
Advertising and conversion tracking
This site runs Google Ads conversion tracking through the Google tag (gtag.js), account AW-18354035380. Its purpose is to tell us which ads led to a call or an inquiry so we can spend our advertising budget sensibly. Google may set or read cookies and similar identifiers in your browser for this purpose, and may process that data as an independent controller under its own terms.
We do not use this data to build profiles about you, and we do not sell it. You can control it in several ways:

Lead forms shown inside Google and Meta ads
If you fill out a lead form that appears inside a Google or Meta ad rather than on this website, that form is hosted by the advertising platform, not by us. The platform collects your name, email, and phone number and passes them to Vanmar Properties so we can respond to your real estate inquiry. The platform's own privacy policy governs how it handles your information before it reaches us; this policy governs what we do with it afterward, which is the same as any other inquiry: we contact you about the property or service you asked about, and nothing else.
How we use it
Information you send us is used only to respond to your inquiry, schedule a consultation, or provide the home valuation, listing information, or market insight you asked for. We also use aggregate advertising data to measure which campaigns produce genuine inquiries.
Who we share it with
We don't sell your personal information. We don't share it with anyone except as needed to help you: for example, looping in Vanmar Lending (a separate entity) if you're also interested in financing, or MLS/IDX providers when you use the property search tools on this site. Google receives advertising and conversion data as described above.

Under the CCPA/CPRA, California residents can request to know what personal information we hold, request its deletion, and request correction of inaccurate information. We don't sell personal information. To make a request, contact us using the details below and we'll respond within the timeframe required by law.
Children's privacy
This site is intended for adults seeking real estate services. We don't knowingly collect information from children under 13.
Security & changes
We use reasonable safeguards to protect information you share with us, though no method of transmission is 100% secure. We may update this policy as our site or advertising changes; the date above reflects the latest revision.
